Managed properties get a register of what is in them and what has a service or inspection schedule, so upkeep is planned rather than reactive. Tenant and owner requests come in as forms and become assigned items with a cost and an approval trail, which is what an owner report is actually made of.

    Fees, commission and what you tell the owners

    Invoicing and fee documents are raised from the same records the work sat on, so billing is not a monthly reconstruction. Commission splits are calculated from a pipeline that was updated as deals moved rather than rebuilt at the end of the month. Owner and portfolio reporting comes out of the same data, which is the difference between a report you produce monthly and one you only produce when asked.

Frequently asked questions

Does it publish listings to property portals?

No. NOWORX is the internal side — the directory, the pipeline, the contracts, the property upkeep and the money. Whatever you use to advertise stays where it is. What changes is that the record behind the advert belongs to the agency instead of to whichever agent created it.

Our agents work on commission and have never reliably updated a CRM. Why would this be different?

Because the update does not have to happen in a form. The department agent asks in chat, takes a one-line answer, and moves the pipeline itself. That is a smaller behavioural ask than logging into a system, and it is the only version of this we have seen survive contact with a commission-only team.

How does it handle hundreds of contracts with different expiry and notice dates?

The dates are stored as data on the agreement, not left inside the document text, and watches run against them continuously. The warning goes to the person responsible for that property with enough lead time to act on the notice window rather than the expiry. That is the whole point of storing contracts in a system rather than a drive.

Does the AI draft or review contracts?

It can assemble a draft from your own templates and your own data, and it can summarise what is in an agreement. It does not give legal advice and it is not a substitute for the licensed professional who reviews and signs. Where your market requires a qualified person to prepare or witness a document, that does not change because a draft was generated faster.

Contracts and client data are confidential. Who can see what?

Access is scoped by department and role, so a lettings negotiator does not see the commercial portfolio's agreements by default. For agencies managing property on behalf of third-party owners, each owner's properties and reporting can be kept separate from the rest. You decide the boundaries; the system does not default to everyone sees everything.

We manage properties for outside owners as well as selling. Does one system cover both?

Yes, and they behave differently on purpose. Sales runs through the pipeline and closes; management runs through the contract vault, the property register and recurring maintenance and does not close. The common layer is the directory of people and properties, which is exactly the part most agencies currently duplicate.
